aureus RE. has been the contact person for investors, owners and builders since 2014, primarily in the healthcare asset class. We started with the classic tasks of construction and project management as well as the preparation of TDD reports. Aureus RE accompanies real estate transactions. with technical advice throughout Germany and in neighboring countries.

Since 2018 we have also been working as a general planner for new buildings and modernization. We are currently overseeing construction projects in Schleswig Holstein, Mecklenburg-Western Pomerania, Berlin, Hesse, Rhineland-Palatinate and North Rhine-Westphalia.

General planner
for new construction and modernization projects

As a general planner, all architectural and specialist planning services are entrusted to us by the client. We fulfill all services according to HOAI LP 1-9. The special requirements of the “Healthcare” asset class, whether new build or modernization project, are taken into account in every service phase.

Sustainability and ESG in planning, modernization and construction

When renovating existing buildings / modernizing or planning new buildings, we take your ESG and sustainability strategy into account. Upon request, we can submit KfW funding applications for your projects.

If a refurbishment backlog is to be cleared, fire protection upgrading implemented or the technical building equipment refurbished, we take over the control of the individual projects from the cost estimate to the tendering and awarding of contracts.

Due Diligence

We create a tailor-made TDD for you. We are also available for larger transactions and accompany you in neighboring countries. Among other things, we accompanied the acquisition of a portfolio consisting of 54 properties in the Netherlands. In Germany we were involved in various major property acquisitions. The “packages” each consisted of 10 to 20 nursing homes and / or several clinics.

We can use experts with a HypZert qualification and, on request, also prepare market value reports in accordance with § 194 BauGB in addition to the TDD.

2021/04/01 - Aedifica buys 19 Azurit nursing homes for € 245 million

The Belgian care investor Aedifica is acquiring a portfolio of 19 care homes in Germany from the Azurit Group. The total investment of around 245 million euros corresponds to a gross initial return of around 5%. The homes, which are spread over 17 communities in seven federal states, offer space for 2,243 residents and were built or renovated between 1990 and 2017. After the sale, the Azurit Group will continue to operate the houses. For this purpose, new non-cancellable leases with a term of 25 years are concluded. After the completion of the purchase, which is expected in the course of the next few months, Aedifica’s German nursing home portfolio is expected to exceed the EUR 1 billion mark.
