The Belgian care investor Aedifica is acquiring a portfolio of 19 care homes in Germany from the Azurit Group. The total investment of around 245 million euros corresponds to a gross initial return of around 5%. The homes, which are spread over 17 communities in seven federal states, offer space for 2,243 residents and were built or renovated between 1990 and 2017. After the sale, the Azurit Group will continue to operate the houses. For this purpose, new non-cancellable leases with a term of 25 years are concluded. After the completion of the purchase, which is expected in the course of the next few months, Aedifica’s German nursing home portfolio is expected to exceed the EUR 1 billion mark.

Expansion of the European Social Infrastructure I Fund: Aviarent has acquired a portfolio of three specialist clinic properties for its open special fund. The total transaction volume amounts to 51 million euros.
On July 22, 2020, the company acquired the properties of the Oberberg Fachklinik Scheidegg in Allgäu and the Panorama Fachklinik in Scheidegg, Bavaria, as well as the Jägerwinkel private clinic at Tegernsee in Bad Wiessee in Bavaria. The three medical institutions specialize in particular in psychiatric, psychosomatic and psychotherapeutic treatments.

On December 18, 2019, Aedifica signed an agreement to acquire and renovate seven nursing homes in operation.
Four of the seven nursing homes are in residential areas in Berlin (3,750,000 inhabitants); three other nursing homes are in Plön (9,000 inhabitants, Schleswig-Holstein), Wankendorf (3,000 inhabitants, Schleswig-Holstein) and Ueckemünde (9,000 inhabitants, Mecklenburg-Western Pomerania). The facilities offer space for 957 senior citizens with high care needs. The buildings date from the 1970s (except for one facility from 1994) and have already received various renovations. As part of this sale-and-rent-back transaction, Aedifica is planning a thorough renovation of these buildings in coordination with the operator over the next few years. Aedifica provides a budget of around € 28 million for this. The facilities will continue to operate during the renovation work.

The nursing home specialist Aedifica is investing in the Kassel “Wohnstift am Weinberg” complex. As the company announces, it acquired the property for around 10 million euros and will invest the same amount in the renovation over the next three years. The initial return on the investment is then around 5.5%. The building at Am Weinberg 39 was converted into a nursing home in 2001, and Cosiq operates there. Of the 144 units, 97 are now intended for independent living with care services that can be booked as required. A day care center is also affiliated. Aedifica also announced that it has signed contracts with two UK operators to expand nine nursing homes in the UK. Here, the Belgian Reit expects investments of 12 million euros and a gross initial yield of around 7%.

Hamburg – On October 23, the Belgian Cofinimmo signed the purchase contract for a psychiatric clinic under construction in Kaarst, not far from Düsseldorf. The investment volume is around 22 million euros, which, according to Cofinimmo, corresponds to a gross initial return of around 6%.A clinic with around 7,800 m² of usable space for around 70 beds and 20 day clinic places is planned. Construction work recently started and the clinic should be ready in spring 2020. A 20-year lease has been concluded with the operator, Oberberg GmbH. The client is PEG Klinik Kaarst GmbH, a project company of CC Coeln Consult GmbH, while companies from SPC Schneider Projekt Consult, which is responsible for project development, act as sellers and general contractors.
